Minimum standards of subsidised housing
The minimum standard of accommodation that should be provided by councils in accordance with their obligations will need careful consideration, but we suggest something like the following:
- One bedroom for the first adult, plus another bedroom for each 2 additional occupants (rounding up), e.g. 2 or 3 occupants get 2 bedrooms, 4 or 5 occupants get 3 bedrooms, and so on.
- Bedrooms must be large enough between them to sleep the occupants in a single bed each or a queen-size double per pair, and should have space for a dressing table/desk in each room.
- The property must have:
- clothes storage space (hanging and shelves/drawers) sufficient for the number of occupants ("sufficient" will need definition).
- cooking area (with oven, hob, fridge, sink, cupboards and worktop),
- dining area (with seating for 2 for upto 2 occupants, 4 for upto 4 occupants, and 6 for 5 or more occupants),
- living area (seating same numbers as for dining area), bathroom (with bath or shower, sink and toilet),
- central heating, double-glazing, and insulation to SAP standard XXX.
- TV and radio aerial points, phone point, and internet connection.
